The most expensive warehouses are warehouses with the wrong floor plan: missing dock doors, lower ceilings than needed shelves, and cramped parking lots. Those decisions are in the first drawings and are almost impossible to change after construction.
Where do investors often get stuck?
If there is no door, the car will wait outside the gate even if there is room in the warehouse; Without a turning yard, the whole area is congested. The number of doors must be calculated according to peak import and export hours.
In the same area, selective shelves, narrow aisle shelves or automatic warehouses have vastly different capacities — and each type requires different clear heights and floors.
Refrigeration load, insulation, doors and buffer zones determine the monthly electricity bill throughout the life of the warehouse, not just the construction cost.
AGV, AMR or AS/RS are only worth investing in when output and products are stable enough; Doing it too early means freezing capital, doing it too late means having to renovate running warehouses.
