Logistics project budget estimate
Calculate the project's investment returns
Select the land source, then enter project development, construction, infrastructure and equipment costs; next enter the leasing scenario per m² or per pallet to see cash flow, NPV and IRR, and export to Excel. Unit prices are entered by you from documents, contracts and actual quotations.
Preliminary capital
Items missing unit prices are flagged separately; the total shown covers only the items that are priced.
Investment returns from leasing and warehouse services
Choose leasing by area or by pallet position. For warehouse facilities, you can add the revenue and direct costs of in-warehouse services separately. Cash flow is built at the end of each year, with capital spread over the preparation years of the selected option. This is a preliminary scenario based on your inputs, not a guarantee of returns.
Leasable area is not automatically equal to construction area. For pallets, enter the number of leasable positions, not the number of pallets turned over. IRR is calculated automatically from cash flow; the discount rate you enter is used only for NPV.
Value-added services in the warehouse
Applies to warehouses and cold storage only: inventory management, handling, loading/unloading, picking, packing... Enter average monthly volume, fee charged to customers and direct costs per the same unit. Services outside the warehouse are excluded.
Service volume is already the realistic expected figure; do not multiply it by the occupancy rate again. Enter only items not included in the rent or general operating costs; fees and costs are in thousand VND/unit.
Loans and corporate income tax (optional)
Leave blank or enter 0 to exclude. Interest rate, loan term and tax rate follow the project's actual bank terms and investment incentives.
Enter rental data to see results.
| Year | Opening balance | Loan disbursement | Loan interest | Principal repayment | Corporate income tax | Equity cash flow | DSCR |

The spreadsheet includes investment capital, warehouse services, cash flow and a loan & corporate income tax sheet, all formula-driven. Input cells can be edited directly in Excel.
Assumptions: capital is spread evenly from year 0 to the end of each option's preparation period; operating revenue and costs start only after the project opens. Occupancy rises linearly from the first year to a stable level. Only rent rises at the entered rate; periodic land/infrastructure fees and warehouse services stay constant. Loans and corporate income tax are calculated only when entered in the optional section: loans are disbursed in line with the capital schedule, interest is paid annually, principal is repaid in equal installments after the grace period, and any remaining balance at the end of the term is paid off; straight-line depreciation from the first operating year; losses carried forward for up to 5 years; incentives, tax exemptions and VAT deductions are not included. DSCR = (operating cash flow − tax) / (interest + principal). Required capital items without a unit price will lock NPV/IRR.
Compare three land source options
Same project scale and operating assumptions; each option uses its own land price, annual fees and preparation period. For brownfield sites, the portion already included in the purchase price is deducted from the shared construction/equipment costs according to the selection above. Fill in all three options to compare. This is project cash flow before tax and financing.
